Your time and money is important. You do not want to be wasting time on a property that may look great but have issues that you may not even know about before you even visit it! That's why, with me, the first step starts before you even visit a property that intrests you.
The Process
Once you have chosen a property or properties that have piqued your interest, this is where the first step comes in. Before scheduling a visit, I verify all the documents including the certificate of location for things like servitudes and encroachments. I also verify at the land registry office for things like, mortgages and amounts owed on the property, if there are any liens on the property or any other registered issues.
Once all of that has been verified, I move on to the second step which is to schedule a visit or visits to the property or properties that interest you according to your schedule.
The third step is where you really get to take advantage of your leverage! What's your leverage? Well let me start by introducing myself. Hi, my name is Patrick and I am a residential real estate broker with an ADVANTAGE that 99% of other real estate brokers do not have! Before becoming a real estate broker, I was a building inspector that specialized in residential homes, everything from single family homes, to condo's and condo buildings to multiplex properties. I have been a residential real estate broker for years now but I still keep up and stay educated with new building codes and all new building inspection news/updates.
Now, each property we visit, I am able to point things out and verify things that many other brokers without the experience I have would not be able to do. By doing this, not only will it save time, money and potential future surprises if you do decide to make an offer on the home but can also give us negotiation power that you may not have had otherwise.
My primary goal is to make sure that my clients are protected, happy and within their budget. I do not beileve in pressure or scare tactics. I work within your confirm level, time frame and budget every single time. I do not stop until you are happy and have found that perfect home.
